Daylighting is used extensively wherever possible and climate controls are highly refined. Adaav interior environment is a very pleasant welcoming one. There is also an expansive courtyard area surrounded by the arcing conference center and the two office building. Adaqg building is of contemporary architecture and the insides have the typical look of many newer buildings around the world.
The environment was also a big factor in this buildings inception. Although it has not applied for 199 LEED certification there are many instances of green architecture exhibited in this building.
There is extensive green roof area as well as the outdoor courtyard space. The use of daylighting leads to lower energy bills and lower mechanical loads as well. This facade can be seen as the main type, it is used on the upper two floors in the office section, and most of the conference center.
This is used on the entrance and conference center. The roof of the auditorium is slab on metal deck supported by steel beams.

And the remaining roof is adag flat slab with roofing on top. IRMA roofing is used on all roof surfaces, this consists of a roofing membrane topped by Styrofoam insulation and roof ballast. The arcing conference center has green roof topping the IRMA in all places except the auditorium as well. The standard floor system used throughout the building is two-way flat slab with drop panels.
At the First floor sits the plaza space, the conference center floor, and the main entrance floor of the office building. Floors 1 through 4 see many of the drop panels disappear on interior columns. Topping off the conference center roof is an IRMA roofing system with green roof on top. Topping it is plywood sheathing and a metal roof surface. In the conference center one story steel moment frames are used as the main lateral system. The conference center moment frames are comprised of stiffened seated connections and double angles with welded flange plates.
Moment frames are employed on the East side of the conference center in the North-South direction with scattered East-West frames throughout the system. It is assumed that lateral support is provided through the conical concrete walls of the auditorium in the Southwest corner and the beams that frame into their embed plates.
Service is provided from the transformer vault to two A main switchboards. Some electricity also goes directly to transformers to be stepped down for power. The same voltage transformers are used for lab distribution though they are rated at Electrical closets are provided for every 15, square feet of space, and there are 3 spots in the upper floors for future electrical panels and transformers pending future expansion.
A dimmer panel and emergency dimmer panel are provided in the conference center for meeting and presentation purposes. Provided for emergency equipment use are 6 automatic transfer switches for sudden power outages ranging from A to A.
The conference center is run off its own set of panels directly from the main boards. USP relies on a kW diesel generator and a kW natural gas generator on the Penthouse level for emergency power distribution.
Also in place is a kVA Uninterruptible Power Supply or UPS system to provide 15 minute battery backup to the data center in case of service failure. Average wattages per square foot range from. Lighting for USP is run off V branch circuits throughout the building. The major source of illumination is fluorescent lamps using mainly rapid start T-8 32 watt lamps or long compact fluorescent T-5 lamps.
Corridors are lit using combinations of adaav voltage, decorative, and recessed fluorescent downlights. Most of the room spaces use troffers, fluorescent strips and linear fluorescent lighting fixtures.
Pendant incandescent fixtures are used inside the lunch room on the First floor as well as the hallway to the conference center.
The conference center also uses recessed miniature low voltage downlights to highlight the interior corridor walls of the space.
Industrial strip lighting is used exclusively in the Penthouse ceiling as well as non-parking areas on the Ground level. The parking levels use surface mounted fluorescents with axaag emergency branch in each level. Water asaag chilled by two electric centrifugal chillers at a rate of GPM each with a capacity of tons. The heating system is made up of two gas fired boilers in the penthouse level.
The hot water is supplied to air handlers Two closed circuit cooling adazg rated for MBH supply chilled process water at GPM each to various cold rooms throughout the lab spaces. It is then taken down the building and distributed to the various floors. Part of the air leaving 1 and 2 goes directly to 5 to be conditioned for lab spaces on the first floor while all the rest is circulated back to 1 and 2. Air handlers 1 and adasg take return air mixed with outdoor air then passes it through, filters, a preheat coil, humidifiers then cooling coils.
Air handler 3 works similarly without the humidifying step.
Air handler 5 contains a desiccant dehumidification wheel with an electric heat coil to dehumidify the air before sending it to the lab spaces. Air handlers are able to provide , , 34, and adxag, CFMs respectively. Different spaces are also kept at differing pressures with most of the lab spaces being negatively pressurized.
The nonhazardous procedural and office spaces are kept at a neutral to positive pressurization. Construction was performed by a self working G. The construction period was 25 months and began by existing building demolition. The site was then excavated and the single remaining building was underpinned.
Sheeting and shoring was the choice for site retention and concrete work proceeded from the bottom up.

Floor and column concrete placement for the office and lab building was standard pump and pour in the normal column, floor order proceeding up. All horizontal feed pipes utilize UL heat trace throughout the building. Since the structure is concrete fireproofing is not used throughout most of the building. Networking services are provided to all spaces throughout the building through data rooms on every level. Standard CAT-6 cables are used almost exclusively.
